How work BIM, CAFM and AR together?

My regular readers have thought about perhaps about the title of my blog. I am already quite a long time with the three areas of expertise. I must wait for the coronation and the perfect consistency, or also the digitization of processes a little. The technical components are all in use. Only the sharing can be a little wait.

What is the biggest challenge? In this case there are not necessarily the missing technologies, but it is a group of people. Are not the technically interested, there are not the visionaries, but are the brakeman, the backward and the eternal yesterday. This group of people are unfortunately in our society currently in many areas. I join our common history of IT 30 years active. The first CAD software, which I served, was able to handle three dimensional architectural objects. It took but 25 years that the one or the other project with us so that was actively addressed and now after 30 years the three-dimensional construction has not prevailed always still in the architecture. Love backward-looking, please take the foot off the brake and throttle.

Which technologies were it was used in the past as still no computer. The builders of the past have already made drawings. The beginnings of the facility management is from the 50s. There were buildings and drawings and then began the man with the administration.

Now we take the computers, data banks and the graphics in our approach. This brings us to the historical analysis of terms CAD, AR and CAFM. The term CAD exists since the beginning of the 60s. in 1965, the first CAD software at Lockheed was developed. The first augmented reality application – short AR – was used for the first time in 1990 in the home of Boeing. The CAFM systems evolved as an offshoot of the GIS systems. The first serious CAFM-software products I saw mid-90s and served. The majority of the CAFM products came 15 years ago.

Although there is already good 3D-CAD-Softwareprodukte in the architecture at the end of the 80s, it could not prevail. The software products and the human structures in the planning agencies did not fit together. 3D-CAD was a medium for architects and engineers, not technical draughtsman. Hardly an architect came on the idea, then an expensive computer and a 3D to obtain software for its construction draughtsman. When the PCs have been holding in the company, came the time of 2D-CAD-Software. At the beginning of the 90’s many 2D-CAD-Floor-Plan were thus created by buildings. This 2D then formed the graphical basis for the first graphically oriented CAFM software products. The world is but now even three-dimensional and almost a ball and no disc. Also the 3D-CAD-Software-Products have increased quality and performance have become ever more powerful PCs.

About 10 years ago the term appeared then BIM. In all industries was already three dimensional constructed, only the construction industry wanted to not assume the 3D CAD software. The major software manufacturers have been established then elaborate BIM campaigns the 3D-CAD in the construction industry and are still. In the course of time the term has independent to BIM. With BIM refers to the digital processes from the idea, through planning, construction, management and demolition of the building today. So much for the history.

Can be described succinctly AR an equation: AR = reality + VR. And in the combination of CAD, CAFM and AR we need three dimensions created architectural models including the building contained therein, structural engineering, etc. These virtual models, or even the virtual reality – short VR – help us later to find hidden or installed in ceilings, floors and walls invisible components by using the AR in the CAFM. At some point, every planner goes or facility managers once in retirement and their successors then two-dimensional architectural drawings in hand and try then something like to imagine, where the component in the wall, the ceiling or the floor was installed. Then luck is starting on good virtually anywhere with the search. It would be nice to open the wall, the ceiling or the floor. This scenario is only a small example of what is possible, when finally the three-dimensional structure of the art would be State.

What is the reality now? If ever there AR solutions that satisfy themselves with real existing objects which appear two-dimensional information now. Well and good. It is but not so how I imagine AR.

CAD, CAFM and AR together as a great process. We must work to Now only, the scholars argue whether this large continuous process BIM means. Everyone is trying to have the interpretation of sovereignty. This retrograde discussions are not productive. I am concerned with the implementation of large comprehensive process.

In the beginning was the idea or the need for a building. So that the building is as technically perfectly planned, it created three-dimensional in the computer. This model can be virtually considered and approved. Apart from the weather, the building could be created virtually free of defects. The three-dimensional and updated digital model could be passed successfully with all data on the maintenance after completion of the building. All design changes over the years have been through the participating designers and facility managers in the digital model with incorporated and kept as up to date. By using the support of AR, all repair and maintenance work despite the upcoming regular personnel change could be cost-effectively implemented.

Technically, my little description of the process is not vision. Digital everything is possible. Alone still lack the will of one or the other parties involved. In my blog I write always still mostly on the subject of BIM. I wish, that I then over the range of CAFM in combination to BIM can write many positive articles. AR developed faster and faster in the wake of VR. In the area there are not so many people who slow fortunately. The eternal yesterday gave up already on the subject of AR.

When the time comes because at last, that the entire BIM process chain is used, I’ve probably added the name of my blog to another new technical Variation.
